We manage Industrial properties in the greater Sacramento area. Industrial properties include manufacturing spaces, storage/warehouse/office flex spaces, showrooms, repair shops, etc.

Most of our properties are small to medium-sized Office Buildings. Office spaces can include medical and dental uses, as well as professional, financial and educational activities.

We manage several retail properties. Retail Centers include stand-alone buildings, strip malls, and large shopping centers. Retail Center tenants include stores which sell products to the public, restaurants, and small service providers.

Most commercial properties are investment properties, and property owners have different goals and expectations with regard to their investment. A good place to start is to look for professionals with certifications such as CPM which is provided through Institute of Real Estate Management, certifications obtained through Building Owners and Managers Association (BOMA) or other professional associations. Professional referrals and testimonials from owners are good sources of information. Finding a local company that frequently inspects the property is also a plus.

Full property management services compensation can be based on percentage of income or a flat fee, depending on the building and tenant type. Select services are usually based on a flat monthly fee. Please contact us for more information.

We recommend using services of a local leasing broker who specializes in the type of property you own in order to market the space. Once prospective tenants are identified, Davin Management can help screen the applicants, prepare and attorney written (and reviewed lease), oversee any tenant improvements, and move the new tenant in.

There are three basic lease types for any of the commercial properties: Gross Leases where the tenant pays a pre-determined amount of rent per month, Modified Gross Leases where the tenant pays a portion of the operating expenses of the property, and Net Leases, where in addition to monthly rent tenant pays all of their proportionate share of operating expenses. Terms and type of the lease are negotiable, but are subject to market in the general area, condition of the property, and type of use.
